LEGAL DESCRIPTION:Section 18, Township 35 N, Range 66 W. In Niobrara County,
Wyoming.

ACCESS: County Road 23 runs roughly northsouth for approximately 1 mile through sections 17 & 20. a 4x4 is strongly recommended. This is not a year round property.

TIMBER: There are large Ponderosa Pines, and some Junipers on the property. Some open grassland as well.

TOPOGRAPHY: A large canyon (Cedar Canyon) runs through this ranch. Beautiful views, many rock formations, much of this ranch is up high, looking down.

AVAILABLILTY OF WATER: One well in the remote area is 380 deep, and produces a volume of 11 gallons per minute.

ELEVATION: 4900 APPROX. ANNUAL TAXES ( per parcel): $100 $300.

IMPROVEMENTS AND UTILTIES: The only improvement on this remote property at this time is the roughed in private access road.
