LEGAL DESCRIPTION: Part of a Record of Survey, recorded and on file at the Albany County Courthouse located in Laramie, Wyoming.

ACCESS: A private road was constructed in the summer of 1997 that extends about 2 miles from a county road to give access to this parcel. This road includes pit-run gravel. Winter access can be difficult due to drifting snow, a snowmobile is recommended.

TIMBER: No timber on this property, all open grassland. Timber-covered mountains are east and west of this property.

TOPOGRAPHY: Level to slightly rolling terrain, abundant building sites.

AVAILABILITY OF WATER: Existing wells in this area run from 80 feet to 456 feet deep and produce an average flow of 7 gallons per minute. A State Permit is required.

IMPROVEMENTS AND UTILITIES: Power line is approximately 3 miles east. Phone lines run part way along the county road. There is good cellular coverage from these parcels.

DISTANCE TO NEAREST TOWN: Rock River 15 miles west. POP: Approx. 100.
Laramie is 60 miles south. Approx. 26,000.

DESCRIPTION OF TOWN: Laramie is home to the University of Wyoming. We have found the people to be warm, friendly, and trusting. Rock River is a much smaller town with very friendly people. Cheyenne, the State Capitol, is 60 miles to the east of Laramie.

RECREATION FACILITIES: The Wyoming Dept. of Game and Fish has installed a concrete boat ramp and three sets of restrooms around Wheatland Reservoir #3. Wheatland reservoir #3 is about 3 miles from these parcels and open to the public. The Wyoming fish and Game stocked this reservoir with Rainbow and Cut Throat Trout, fishing is fantastic here. Waterfowl such as ducks and geese are also abundant here.
