ACCESS: A private road system will be completed in 2011. It will extend from State Highway 120 approx. 2 1/2 miles to give access to these parcels.

TIMBER: there is no timber on these parcels. The timber covered Beartooth Mountains are approximately 9 miles west. Many great buildings sites with big views.

TOPOGRAPHY: This is gentle, rolling foothill type terrain, consisting of a few draws and some nice overlooks.

AVAILABLILTY OF WATER: Electro-Seismic tests were conducted in the summer of 2007. 20 sites were surveyed and the results showed an average potential depth of approximately 175 ft., with good potential for groundwater.

DESCRIPTION OF TOWN: Cody, WY is a gateway city to Yellowstone National Park. This part of Wyoming represents the last of the true West, featuring the Buffalo Bill Museum, rodeos every weekend in the summer, and a well developed hospitality industry with varied lodging opportunities, fine dining, and western activities. The surrounding area has access to millions of acres of public land in the Shoshone National Forest, Custer National Forest, and Yellowstone National Park. Park County and Cody are the hub for several loop tour drives that access five different Scenic Byways. There are several fishing access points along the Clark Fork of the Yellowstone River, including one just 5.7 miles south.
DEED AND TITLE CONDITION: Warranty deed, protective covenants, insured title, guaranteed access, utility easements along private roads, all timber rights included. Mineral rights appear to be held by the federal government, Burlington Northern, and a small portion to a private party. There is a natural gas pipeline and a water pipeline through this ranch.
