The ranch is well watered with Arch Creek, a well, and several dirt tanks. Depending on moisture and weather patterns, the ranch will run between 80 and 100 pairs annually. Currently, the ranch is in excellent condition with plenty of grass. There is a small amount of State land available for lease transfer to the buyer with approval from the state.


Recreation

The ranch is excellent hunting for pronghorn, mule deer, and white-tailed deer. Varmints and prairie dogs are also there to provide sporting opportunities. Arch Creek Ranch is located just 5 miles from Keyhole State Park which has an excellent public access reservoir for boating and fishing. This property is located in a truly special area in Wyoming and offers excellent recreational amenities.


Agriculture

Previously the ranch has been utilized for grazing and has good timber. It is a very beautiful property with mature Ponderosa Pines, wet valleys, and deep grass. There is also possible conservation easement potential.


Water/Mineral Rights & Natural Resources

All water rights appurtenant to the land will pass to the buyer. There are no mineral rights transferring with the land.


Region & Climate

This area is known for short summers with the occasional rain shower in the afternoon. The hottest month of the year is July with an average high of 81 degrees. The growing season is Mid-May to Mid-September. Annual precipitation accumulates 19 inches of rainfall and 79 inches of snowfall. Winters are wet and cold making them perfect for snow-filled activities.


History

Sundance, Wyoming is rich in Native American Heritage. The town was established in 1875 as a trading post made for teams of horses pulling wagons. It is situated along the eastern slope of the Rocky Mountain range in the heart of the Wyoming Black Hills. It is a short distance from Devils Tower, Keyhole Recreational Park, Spearfish Canyon, Crazy Horse and Mount Rushmore.


Location

Arch Creek Ranch is located 15 minutes west of Sundance, Wyoming, and 40 minutes east of Gillette, Wyoming. The smalltowns of Pine Haven and Moorcroft are just 10 minutes and offer excellent services. Gillette and Rapid City Regional Airports provide service to this northeast corner of Wyoming.
