Wagner Ranch is 1,295+/- acres of excellent pasture just north of the town of Thornton, Wyoming. This ranch has excellent access being one mile off Highway 16, bordering Wagner Road. The drainages have seasonal water as well as stock ponds along with good fencing providing grazing opportunities for livestock.

Improvements

Wagner Ranch is excellently fenced. There are currently no structures on the property providing the opportunity to improve the property as desired.


Recreation

The hunting on the ranch is suitable for Antelope, Mule Deer, and some upland birds, including sharp-tail grouse, Hungarian partridge, and an occasional Sage Grouse. Waterfowl hunting can be excellent during early season hunts. Nearby Keyhole Reservoir offers excellent opportunities for walleye, crappie, catfish, pike, and bass.


Water/Mineral Rights & Natural Resources

All water rights appurtenant to the land will pass to the buyer. There are no mineral rights transferring with the land.


Region & Climate

This area is known for short summers, with the occasional rain shower in the afternoon. Gillette is a dry climate. Winters are wet and cold, making them perfect for snow-filled activities. This Ranch is only 30 minutes east of Keyhole Reservoir. A hidden Gem perfect for swimming, hiking, boating, fishing, camping, and much more.


History

Gillette, Wyoming, became a town in 1982 as a temporary base camp for the Burlington and Missouri Railroad. Engineer Edward Gillette was in charge of surveying the area. Edward shortened the route by 5 miles and 30 bridges. The Lincoln Land and Livestock Company planned the town and sold the lots. The town was a success, with ranchers, cowboys, and homesteaders trying to make a life in the countryside surrounding the town. Cattlemen drove their herds through the historic town for sale and transportation to markets back east.

Gillette- Campbell County Airport is 56 miles west of the ranch.
Rapid City Regional Airport is 1.5 hours east of Sundance.
This ranch is only 68 miles west of Sturgis, South Dakota.
