The Offering

Property History
Hattie Creek Ranch was homesteaded in 1916 by a young family looking for the freedom and opportunity offered in the west and sought by so many. Here on Hattie Creek is where they set their roots and laid the foundation for generations of successful sheep and cattle ranchers, many whom still reside and ranch in the area. The original hand hewnlog cabin still stands on the east side of the ranch. The first homesteaders were gritty and resourceful and without their perseverance through the difficult times, Wyoming ranching history would not exist as we know it.

The present owners have lived on the property for the past 46 years creating many memories while raising two sons and countless numbers of livestock. The entire family isvery involved in agriculture and the owners are only selling due to the opportunity to move closer to their larger family ranch, which they operate with their two sons, daughter-in-laws, and grandkids.

Improvements
An updated four bedroom farmhouse style home with a large wraparound porch is centrally located on the property. Adjacent to the house sits a 3,000 + sq ft shop building, greenhouse, calving barn, loafing shed, and a working set of corrals. The house is serviced by electricity and a privately owned 1,000 gallon propane tank, and is set up to use both well and spring water.

Water
Two reservoirs connected by Hattie Creek and two tire tanks provide year-round stock water sources for horses, cattle, and wildlife. A centrally located spring fills the tanks and is also connected to the house and serves as irrigation water for the garden and lawn. The home is connected to both the spring anda shared well which provides nearly 60 psi of pressure for domestic water use.Lush green meadows and productive hay grounds give the owners enough high quality grass to graze a small herd of cattle each year and also put up enough hay to get them through the winter months.

Location
The Hattie Creek Ranch is located 65 miles north of Gillette, Wyoming and can be reached via Highway 59 and well-maintained county roads. The town of Broadus, Montana lies 45 miles to the Northwest and Spearfish, SD is 100 miles to the East. The Northwest Wyoming Regional Airport in Gillette offers commercial flights serviced by United Airlines and offer multiple flight options to and from Denver International Airport each day.
