Carlisle Ranch

Sitting at the base of the Abajo Mountain & Monticello, Utah are the parcels of Carlisle Ranch. The 2650 +/- acres of fertile farm & prime hunting ground, are highly sought after. With a 7500 Bushel Wheat Bin, wheel-lines, irrigated fields, ownership in the reservoir, water well, & more for producing income.
The Carlisle Ranch vegetation is a mix of Cedar and Oak Trees, grasslands, sagebrush, and cultivated crops. Wheat farming is leased out on a year to year basis. There are 120-acres of Alfalfa irrigated fields.
There are many different water sources for the property. It has a Water-well (Water Right # 9333), 40% majority interest in the reservoir, & primary water rights out of North & Spring Creeks.

There are no HOAs or restrictions on the outright owned property. There are possible restrictions on the 55 acres with 25% ownership and 160 acres with 50% ownership.
An existing old and dilapidated structure is present on the property. It dates back to San Juan County's early years. The 7500 Bushel Wheat Bin seen from the main roads. Hwy #191 divides some of the parcels, while several County-Roads divide others. There are fenced and cross fenced sections throughout the property. There is an Underground-well on the property.
Located at the base of the Abajo Mountains and a short distance from the La Sal Mountains makes for some excellent hunting. Deer, Elk, Bear, and small game are abundant here, & property size qualifies for Landowner- Tags that are needing application. October 1st is the deadline for L.O. Tag application to be submitted. Unit 14 A San Juan, Abajo Mtns, is the Deer Unit for the area. The application period for Utah starts the end of January & runs through the first part of March. Spike Bull Elk tags are available over the counter with any Bull Elk part of the draw system. This property is currently operating as part of the CWMU Hunting Program. BLM property is adjacent to certain areas, and La Sal National Forest is around the corner. There are plenty of fishing opportunities, as well. Monticello & Foy Lakes in the Abajo Mountains offer Trout Fishing along with Blanding Reservoir. San Juan River is excellent for Carp & Channel Catfish. Lake Powell is excellent for Striped Bass as one of the last great rural bastions in the U.S.A. wildlife thrives here. It is not uncommon to see many large birds such as eagles, hawks, Turkey Vultures, and even an occasional California Condor.
Experience the uniqueness of River-running & rafting on the San Juan River. View the Ancient ruins & rock art found throughout the San Juan River Gorge and its rapids. Showcased in movies, is Rock climbing in Canyon Country. One of the favorite locations in Upper Indian Creek area near the famed Newspaper Rock petroglyphs. Hiking in the area is breathtaking as ancient ruins and culture can found everywhere. A region that once housed an estimated 150,000 people 800 years ago, now hosts a modest 14,000. Golf Enthusiasts play at the Hideout Golf Course, rated in the top 20 Municipal Golf Courses in the United States. Canyonlands National Park is the largest in Utah, covering 525+ square miles. Dividing the park into three districts are the Colorado & Green Rivers. These districts are known as Needles, Island in the Sky, and the Maze. While part of the park, Horseshoe Canyon is geographically separated. Monument Valleys sandstone buttes & mesas are among the most iconic images of the southwest, used for the backdrop of many movies & shows. The Navajo referred to the area as Tse Bii Ndzisgaii or valley of the rocks. One part of the many outings & expeditions enjoyed in this area.
Monticello is the county seat of San Juan County and is 3 miles away. Moab, Blanding, Cortez are all just a short drive away. Arches National Park is 60 miles away, while Needles District of Canyonlands National Park is 40 miles. The elevation for Monticello is 7,070, was founded in 1887. Established by pioneers, uranium mining, farming, & ranching have been an integral part of the history of this town. A modest Small- town, there are grocery, hardware, and convenience stores. Moab and Cortez are short drives away for shopping & skiing.
