This portion of the ranch has approx. 258 acres that are heavily wooded with native pasture and approx. 175 acres that have been cleared and cultivated. These fields have native and bunch grasses growing currently.
Water: There are 5 stock ponds dispersed around the property covering almost 2 acres total. Coleman SUD has a water line on FM 2940 and CR 428; however, they do not have the capacity to add additional meters to the line. They have advised it could be 5-6 years before that is possible.
Terrain: There is approx. 40 feet in elevation change from highest point in the NE portion to the lowest point in the SW portion of the ranch. There are several excellent building locations scattered around the property with great views.
Improvements: There is a nice set of pipe pens in the NW corner close to the county road for hauling cattle out. This corner of the ranch has some interesting history, it used to be a housing neighborhood for the Humble oil company.
