Descriptions
This 100 +/- acre irrigated farm is less than two miles south of Highway 70 in Wilbarger County, Texas, southwest of Lockett near the Foard County line. It has laid fallow for over a year now and is ready for a new owner to put it back into production.
The farm has an irrigation well on it, which has a electric pump. This well is approximately 38' deep and can produce 110 gpm of water pressure. The well has pipe running to two center pivot pads. To make the pressure stronger, the farm would benefit from adding a second well to the system. It could then irrigate a total of 50 +/- acres. (No pivots are currently in place on the farm.) The farm has a total of 84 acres of cultivable land. The soils are sandy and would be perfect to put into coastal for cattle. The land is fenced on two sides already with neighbors.
Tree shelterbelts run along the north and west sides, and there is one running through the south field as well.
LIST PRICE: $2,450/acre
