ROY CREEK
Welcome to this amazing Hill Country Haven, where peace and tranquility awaits. With almost 82 acres of Wildlife Exempt land, there's plenty of room to roam on this diverse landscape. From the meandering Roy Creek which provides a refreshing well-fed-never-dry swimming hole, to the steep hilltops with views for miles, and the native pastures, this improved ranch includes a little something for everybody. The two casitas sit perched above the creek banks. Each are constructed of insulated concrete forms and metal roofs, for excellent energy efficiency. Mini splits provide heating and cooling when needed. Ceiling fans (and a wood burning fireplace in the Main Casita) also contribute to temperature control. The Main Casita, approximately 1,800 square feet, features two bedrooms, one full bathroom, an open concept kitchen-living-dining area, high ceilings, stained concrete floors, a rooftop viewing deck, and a grand covered porch. The Guest Casita, approximately 1,000 square feet, includes a covered porch, an open kitchenette-living-dining area, a full bathroom, and a large bedroom, with stained concrete floors throughout. Wood casement windows are in each Casita as well. Four solar panels harness enough energy to power everything on the ranch, and then some. A fifth, and smaller, solar panel is dedicated to the water well. Completely off-grid, one could pull electricity from a neighboring power pole if desired. Private well and aerobic septic system, plus rainwater collection and water storage tanks. The underground propane tank holds 500 gallons. There's a separate structure which houses the washer & dryer, the rainwater filtration equipment, and the solar equipment. Currently, the owner uses 32 Tesla Type S batteries to store the solar energy, but they will be replaced by less complicated Lithium Ion Phosphate batteries for the new owner. This ranch is located in the acclaimed Dripping Springs ISD. Fantastic location so close to Austin!
