IOWA AND CSR VALUES
What do CSR2 ratings mean?
The Corn Suitability Rating index (CSR2) is a soil productivity rating specific to Iowa, ranging from a low of 5 to a high of 100. Thomas Fenton from Iowa State University developed the original CSR rating in 1971, both to help estimate crop yields and to aid in equitable tax assessment. The index was updated to CSR2 in 2013 to allow greater transparency and consistency.
Index ratings can be calculated using publicly available data and the following formula:
CSR2=S-M-W-F-D+-EJ
S = the taxonomic subgroup class of the series of the soil map unit
M = the family particle size class
W = available water holding capacity of the series
F = the field condition of a particular map unit, for example, slope, flooding, ponding, erosion class, and topsoil thickness
D = the soil depth and tolerable rate of soil erosion
EJ = an expert judgment correction factor normally used with parent materials that have very high bulk density and/or unusually clayey or sandy (Soil series with an EJ correction are described in the posted description of land.)
Types of Listings For Sale
There is a wide variety of land for sale in Iowa, including properties of all sizes that have been used for grains, vegetables, and livestock; land that's perfect for hunting or other outdoor recreation; and land that has the potential for residential or commercial development.
Iowa land for sale ranges in size, from just a few acres to several hundred, and sometimes even over 1,000. Depending on their size and level of development, properties in Iowa typically range from under $50,000 for a few rugged acres to several million dollars for large commercial farms.
Since so much of the state is covered by farmland, properties are typically available all throughout the state; aside from the suburban areas near Des Moines in the state's center, Cedar Rapids and Davenport in its east, and Council Bluffs in its west, nearly all of the state is rural or "exurban." However, there are a few areas that are particularly desirable for farmers: Iowa's western section, near the Missouri River, is known for its abundance of particularly rich agricultural soil called loess.
