This trophy turnkey ranch consists of 553 acres. It is located west of Monument, Oregon approximately 8 miles. It is also 228 miles east of Portland, Oregon and 254 miles west of Boise, Idaho. The town of Monument also has a 2100 asphalt runway for small planes.
Water: There are several year round springs and ponds on the ranch. Cupper Creek provides water and shade to the birds, elk and deer during the summer months. One spring is being used to provide water for the lodge. Close to the lodge is a pond that is utilized for some irrigation around the structures but also is stocked with Small Mouth bass. Annual precipitation for Monument, Oregon is 14.53 inches.
Wildlife: This ranch boasts upland birds, waterfowl, and big game. Very few ranches in Oregon will have the quality hunting opportunities that this property offers. The upland birds that can be seen on the ranch include Pheasants, Bob White quail, California quail, Valley quail, Mountain quail, Hungarian Partridge and Chukar. Ducks and geese frequent the grain fields in the fall. Due to specialty crops and the lack of cows on the ranch there is a lot of feed and cover that draw in the elk and deer. The owner states there are usually 200 deer on the ranch in the fall providing good buck hunting during season. Many bucks have been harvested on the ranch throughout the years. The owner also states there are 130150 resident elk that call the ranch home starting in August. This gives bow hunters and rifle hunters a good chance at them for their seasons. Elk and deer trails can be seen on the ranch coming down into the fields. There are several areas that could be excellent tree stand hunting locations. These locations could also be made better for big game by the planting of alfalfa. This property is also bordered by USFS which provides the owner the opportunity to chase the game over the fence or explore the National Forest.

Improvements: The owners have gone to great lengths to keep structures and improvements in top notch order and condition. There are two large machine sheds (24x80) with concrete floors and metal roofs. . A 1100 square foot1 bedroom 1 bathroom caretakers home is located on one side of the barn. This also has a laundry room, living room and kitchen. A covered 24 foot fifth wheel trailer is also included in the sale. This travel trailer is in good condition and has a porch and tip out. There is also a large barn with concrete floor. A covered 600 yard rifle and pistol range can be used to sharpen your shooting skills complete with adjustable tables and seats for the correct posture. Lodge: A 5 bedroom 2 bathroom 3800 square foot lodge is located in the south central portion of the ranch. There are many amenities to the lodge but a few of them are oak floors, oak cabinets, river rock fireplace, Granite countertops, large bedrooms (some with multiple beds)and a large covered cedar deck just to name a few. It is heated by a furnace and cooled by heat pumps. Downstairs there is a blackjack table, regulation pool table and a walk in cooler. There is also a Laser Shot Training Simulator downstairs to help brush up on your shooting skills. It is one of the most realistic and practical shooting simulators on the market. Attached to the lodge is the Smokin, Drinkin, Cussin Ugly Dog Den. This area is the Gun Room for the lodge and has a propane fireplace, oak cabinets, TV, wet bar and concrete floors. In this same area there is a small building that has a bathroom and an area that you can clean your birds
Property: There are approximately 200 acres tillable. This ground is currently in grain (Triticale, Oats and Wheat) production for upland bird feed and cover. This can either be continued in annual crops or could be planted into alfalfa or other crops that wouldnt require annual plantings. A portion of the acreage can be irrigated out of a holding reservoir located on the ranch in good snow pack years. This has not been available the past few years due to low precipitation during the winter months. The elevation runs from 2300-3000 which means there is not much snow in the winter months. Most snow melts within a few days. There is one easement across the ranch to a private party but no public easements. Dirt and graveled roads give good access on the property.
