Descriptions

This ranch consists of 166.45 acres. It is situated between John Day and Prairie City, Oregon. There are 3 pivots plus water rights from Indian Creek. The water rights are for 160.02 acres. The home is a 2007 Marlette double wide , 1716 sq. ft., three bedroom, two bath. The outbuildings are a 24' x 40' machine shed, 35' x 60' shop with an attached 15' x 50' lean to, 36' x 38' barn, 12' x 24 storage shed, 36' x 60' hay shed, 60' x 70' hay shed. There are a set of very good corrals and an excellent place to calve out heifers. The irrigation consists of flooding about 90 acres with water from Indian Creek and using the pivots on 64 acres. The ranch is very flexible in that you can take 400 tons of hay off of the place and run 15 pairs also. You can also run about 75 pairs and cut enough hay to feed them for the winter if you want to run more cows than put up hay. He has an 80 head feedlot he uses in the winter for feeding out calves. There is a good trailer he uses for visitors that is set up close to the house. A pond is also close to the house where he has it stocked with fish for his grandkids. The views of the Strawberrys are fantastic. Access to the ranch is on a paved county road.

Grant County is a conservative county with a rich history of cattle raising, logging, and mining. It is a culture of many, many years ago and that is evidenced in the helpful neighbors and people who live in the small towns. Both John Day and Prairie City schools are excellent and sporting events are very well attended. Hunting for elk, deer, and turkey are excellent and there is .a lot of room on the National Forest. Some of the largest bulls in Oregon come out of Grant County. The weather is very moderate during the winter and you could not ask for a better place to winter livestock. Summers and winters will have a lot of sun. Rainfall will be in the 16" range depending on the year.

This ranch is very clean, neat, and organized. It is close to town but not too close. It was built for easy irrigating, working cows, moving and feeding cows along with gracious living. We, as realtors and ranchers are very proud to show it
