Davis Farm is located in Hughes County and is 68 miles southeast of Oklahoma City. The ranch is comprised of 678 deeded acres in the Little River valley of east central Oklahoma. The property is accessed by all-weather county roads and developed with a remodeled three-bedroom, two-bathroom farmhouse. The home is positioned centrally overlooking most of the ranch and is suitable for a modest homestead or could be utilized for secondary housing. The well-maintained improvements include three irrigation pivots, livestock scales, an equipment shop, a hay barn, tool shop, two overhead feed bins, a 3,500-bushel silo, and pole barn for covered parking. The entire perimeter is fenced, and multiple cross-fences partition the ranch into six different pastures for rotating livestock. Significant water features include frontage on the Little River, two creeks, and ten ponds. The fertile bottomland provides primarily class one and class two soils with few limitations to growing crops and native grasses.
