LEGAL DESCRIPTION: Part of Section 18, TWP 16N, RGE 30E, Petroleum County, MT. Certificate of Survey #1993-1 on file in Petroleum County Courthouse Winnet, Montana.

ACCESS: Existing County Road crosses parcels 51, 54 & 55. Private graveled access road was constructed to 52, 53, 55, 56 & 57 in the summer of 1995. Year round access would be fine with a 4x4 vehicle, as rain will cause difficulty.

DESCRIPTION OF TOWN: Winnett is a very small town with supplies limited to a general store. Both Lewistown and Jordan are about 60 to 70 miles away respectively. Lewistown has good services. Billings, approx. 175 miles southwest, has excellent services and a commercial airport. Billings is Montanas largest town with around 100,000 people.

RECREATION FACILITIES: No man made facilities, however this parcel borders a large block of Federal Land.

DEED AND TITLE CONDITION: Warranty Deed, Insured Title, Guaranteed Access. All Mineral Rights owned by us pass with title. Covenants also in place.

PROPERTY SUMMARY: This is the most remote property we offer. This county and the adjoining county are about 100 to 200 miles in size with a total population of around 3,000 people! Most of the land in this area is owned by the Federal Government which means you can hunt on it. Wildlife is abundant here due to light population of people. Plenty of mule deer, white tail deer, elk, antelope, pheasants, ducks, and geese. The CM Russell Wild Life Area is about 25 miles north. What a paradise for sportsmen!
