Especially for the elk hunter, these 320 acres lay up against the Helena National Forest, about 26 miles Southeast of Townsend. It is in Hunting District #391. The elevation ranges from 5,800 to 6,000 feet above sea level. The Broadwater County assessors records show 172 acres of pasture and 148 acres of timber. The seller runs cattle on the property during the summer months and his son would lease back the grazing rights if the new owner offers. Access is via the Dry Creek Road which is about 15 miles of County Roads and 4 miles of the USFS Ridge Road. There is a small one room wood frame cabin measuring 12 X 18 (216 sq ft) and an outhouse no running water and no power. Right next to the cabin is a storage shed measuring 12 X 14 (168 sq ft). This half section is fenced on the West, North and East sides. If the Buyer wants the South side fenced, the seller would split the cost on a 50/50 basis.
