This 1152+/- acre tract (determined from a 10% line-plot timber cruise in 2000) known locally as the Montgomery Tract consists of 964 forested acres on rolling hills and originally 188 non-forested acres, 100 of which is in agriculture production rotating cotton, soybeans and corn (the current crop). The agricultural lease on this 100 acres brings in a small annual cash rent of $4,000. The remaining 88 open acres has converted to a natural stand of hardwood and pine. The pine was thinned for pulpwood in 2016. Subsequent to the 2000 timber cruise, the tract was divided into four (4) blocks designated as Tracts 3-A, 3-B, 3-C and 3-D as part of the Master Timber Sale Plan for The Estate of Elizabeth K. Wagner to satisfy estate tax burdens. All four (4) blocks were cut through at that time. In 2013, Block 3-A, along with a very small portion of Block 3-B was selectively thinned. In 2017, all of Block 3-C and the eastern most ridge of Block 3-B was clearcut (232 acres) as well as Block 3-D (252 acres) for a total of 484 clearcut acres, leaving a balance of 480 acres of well stocked natural pine and hardwood forest with the bulk of the hardwood volume consisting of red and white oak. In addition, the previously mentioned 88 former non-forested land has transitioned into a beautifully developing timber stand. The clearcut areas have interspersed Streamside Management Zones (SMZs) along the beautiful hardwood creek bottoms. The above management factors have created a wonderful diverse area for wildlife, especially whitetail deer. The clearcut areas have numerous strategically located food plots to compliment the SMZs with further development potential remaining. In addition, numerous food plots are located in the remaining natural stands, all of which combine with the 100 acres of corn to provide an ample food source of all types. The clearcuts provide more than enough cover for bucks to age well. The natural stands further yield an excellent squirrel and turkey hunting opportunity while also providing aesthetic beauty. The tract has county paved road frontage and access along Fountain Church Road (an old loop of State Highway 28). Power and public water service the current hunting campsite. The tract has been leased for the past 20 years to the same group who have been excellent tenants and stewards of the land.
