Mount Dimmock Forest offers a birds eye view of the Androscoggin River Valley in western Maine. The property is a scenic mountain retreat with good internal access and several potential building sites. Mount Dimmock is the highest point in the small town of Hanover where the property rests on the mountains southern slope. Bethel Village, a popular resort destination, is less than ten miles away, and is associated with two popular ski areas. The region is also known as a worthy hiking destination with the Appalachian Trail threading through the Mahoosuc Range just north of the parcel.

The topography of the forest ranges from nearly flat at roadside, moderately sloping in the middle, to rugged and steep at the northern extreme near the summit of Mount Dimmock. The best opportunities to locate a second home or recreational camp are from the roadside up to the parcels center. Water drains across the property from north to south. Small feeder streams that flow from the upper slopes vary in volume depending on seasonal run-off. Many of these small streams and the two main intermittent ones tend to dry up during the summer months. With a southeast facing aspect, the forest enjoys full sun for long hours each day.

The forest supports a well-stocked stand of mixed species in two tree sizes: pole (5 to 11 diameters) and sapling (1 to 4 diameters). About half the property is mixedwood stands with hemlock, spruce, fir and some pine mixed with maple, birch and poplar. The balance of the forest is populated with hardwoods, notably birch, beech and oak.
