Land

Pristine is the one word I would use to describe this property. With conservation and preservation in mind, the owner set out to do as most intend; leave it better than they found it. This large contiguous 978.2 acre tract offers 486.9 acres of dryland farmland and 491.3 acres of pasture and hay ground. The crop ground consists of mainly Harney Silt Loam soils at 0-3% and Geary Silt Loam at 3-7%, with roughly 40 acres being of a larger slope. No till farming and the aid of terraces have made this farm ground productive.
The pasture portion has been evolved through the eradication of inaccessible and low grass production areas, as well as, adding water pits and digging out existing ponds to maximize grazing capacity. In total, 8 different ponds can be found along with an additional spring. Gravel access to the property is down a portion of the NE side of the property with the remainder being dirt roads. However, the addition of several gates have made it so that a person can travel throughout the property.


Recreation

The opportunity to hunt multiple species exists as along the spring fed draw you will find mature trees that act as a travel corridor for whitetail deer, this was evident by the amount of tracks traveling to the many pockets of thick cover on nearby neighboring properties. While on the property I heard whistles from several different coveys of bobwhite quail and witnessed a pheasant crossing the road, which was not surprising given the amount of cover and diverse species of grasses present.


Agriculture

The flat to rolling 486.9 acres of dryland farm have had terraces built and maintained by the owner to ensure proper water retention and movement to reduce soil erosion and improve the integrity of the soil. As a result, the approximated 10 year average of the farms are: on the North half 54 bu/A on Soybeans and 149 bu/A on corn. While the farms on the South half were 46 bu/A on Soybeans and 140 bu/A on Corn.
The 491.3 acres of pasture has been extremely well cared for and has very good fencing that has been maintained annually by the owner. Thistles and trees are not tolerated, while fallen trees and branches are cleaned up so that the grass is left to flourish. You will find several species of grasses, the primary being brome with pockets of big and little bluestem, among others interspersed throughout. The owner rates his pasture at 7 acres per cow-calf pair as to ensure overgrazing is not an issue. This has resulted in outstanding grass production, even with the drought conditions. Included in this grassland area is roughly 38-40 acres of grass that is hayed annually producing roughly 50 bales at 1200-1500lbs.
