This full quarter section (156 acres) is situated in a very convenient spot south of Nunn, CO with great access to Hwy 85 or south to Hwy 14. There is 1/2 mile frontage on CR 29 and 1/2 mile on CR 96. For developers and builders, this is in a prime area. Although this land is currently not being farmed, it would be a great candidate for dryland crops since it's sits partially in the 100 year floodzone and has some sub-irrigation aspect to it.

Perfectly flat, this land has possibilities for development or farm ground. Although no water rights are attached, about 60% of the property is in the 100 year floodzone but that could be easily mitigated by moving a little dirt. It could also be used for dryland farming, and would benefit from some sub-irrigation as a result of sitting somewhat lower than the surrounding land.
