The Milburn South Fork Ranch is an excellent, well maintained ranch close to Limon, Colorado. The ranch consists of 40 +/- acres deeded and 40 acres adjacent lease ground, 3 wells, good fences, mature shelter belt, good access. Land

The seller has additional 270 acre grass parcel west of the headquarters that he is willing to lease to the discerning buyer, giving the extensive headquarters ample land for a cattle or horse operation.

Region & Climate

The climate in Arriba, CO is generally dry and mild throughout the year. Winters are usually cool with highs averaging around 40F and lows in the low to mid 20sF. Snowfall is light and temperatures rarely dip below 0F. Summers are also mild, with average highs in the mid 80sF and lows in the high 50sF. Precipitation averages between 13-14 inches a year mostly occurring during the spring months from April to June. Due to its elevation, Arriba enjoys some of the lowest humidity levels in Colorado.


History

On August 23, 1888 the Chicago, Kansas &, Nebraska Railroadlaid rails on the prairie west of Flagler. The railroad foreman named this place Arriba (pronounced Ah-ree-ba). That pronunciation held true until latecomers began slurring the word. Today it is commonly referred to as Air-Ah-Buh.
Now that train service appeared imminent, a man named Creel built the first farm house in Arriba. Once that was completed, he brought his wife from Cripple Creek to this new home. Creel appointed himself mayor, and became a real estate agent, laying out lots on this 43 acre parcel. He soon became wealthy, as the new arrivals flocked to this area to seek their fortune.
Shortly after, aman by the name of C.C. Coleman came to town. He was upset because there was no saloon. Creels goal was to keep Arriba dry.Coleman figured the only way he could get a regular drink, was to purchase the 43 acres immediately to the east of Arriba, establish his own town- name it Frontier City, and build his own saloon. He built his watering hole just a stones throw from Creels back porch! Coleman even gave his east and west streets new names so that when Arriba met Frontier City the streets had different names. Arribas Elbert Street now became Frontier Citys Lincoln Avenue and so on, beginninga fourteen year war where Creel attempted to separate the towns by fences and ditches.
By 1918, the Citizens of both towns had enough and talked about a merger. When the votes were counted they showed 90 for merging, 1 against.The townspeople also decided the blended town should be called Arriba, although the street names have never gotten around to be changed!
