Descriptions

Colorado Quail Country Hunting Retreat
$608,000 --- 640 deeded acres of native grassland with excellent water located in the heart of Colorado quail country Bobwhites and Scaled quail abound here.
This property sets just a mile west of the famous Witcher Hunting Ranch on the Cimarron River. The Comanche National Grasslands and Cimarron National Grasslands, plus lots of state land in Oklahoma and Colorado are all close-by, offering thousands of acres of quail hunting opportunities in the tri-state area. Quail season in Colorado runs from the second week in November, through January 31. The Oklahoma quail season runs into the middle of February. There are currently three coveys on the property both Bobwhites and Scaled quail are thriving here. The outstanding water on the property is a big draw for quail and other wildlife.
Thousands of Mourning doves winter in this country. Also, Eurasian or Collared doves seem to be everywhere and they are here year round. In Colorado, you can hunt Eurasian doves year round and there is no bag limit! This property is in the extreme SE corner of the state and does not get much hunting pressure from Colorado hunters due to its remote location. Additionally, the seller is offering a hunting lease on his ranch to the new owner. There are also other hunting lease options in the area. Big game hunting (deer and elk) is productive here as well.
This family homesteaded land holding is a first time public offering of one section or 640 contiguous deeded acres of grasslands and boosts three excellent wells, a windmill on the north end, a windmill on the south end and an electric submersible at the historic homestead. This property would also make an ideal horse property. The historic homestead is located in the southwest corner of the property and offers a corral, a historic house, barn and garage. The seller has been utilizing the property as a cattle ranch and would entertain leasing it back for grazing rights from the new owner so this could be a built-in income stream for the new owner.
The center of the property rests on one of the tallest hills in the vacinity and overlooks the Cimarron River bottom as it curves around the property to the south and east. Under the night sky, the only distant glow of lights that can be seen is to the southeast Elkhart, Kansas. This hilltop would be a good spot to set up a hunting cabin! Native grass and sage is the predominant vegetation here with some trees. There are a couple of two track roads that run across the property, providing access throughout the 640 acres. The climate is quite mild in this part of the state. Hunting here in the late season can provide the perfect weather for outdoor adventure!
