You can access the property by automobile in the non winter months and by snowmobile, tracked vehicles or other ohv's in the winter via County Road 743, also called Lost Canyon which goes from Gunnison to Almont. However since there are no HOA rules to follow and if you dont feel like driving, there is also a potential location on the property for helicopter landing! If you have horses, youll love the 30x36 ft barn with power and an automatic waterer, plus small corral on the outside of the barn. Plus with the perimeter of the property completely fenced in with smooth wire and gates on each side, this property is perfect for horses. In fact, the owners had horses there year-round for the first 7 years they lived there. The house is kept warm by propane powered in-floor radiant heat in the main floor and basement, plus there is a wood stove and low e-windows. There are 2 leased 1000 gallon buried propane tanks which run the refrigerator, freezer, stove and on-demand water heater. Finally theres room for your RV as the property comes equipped with RV dumping into the septic system, located down the hill.

Hunting
Hunting on Gunnison Highlands North is nothing short of impeccable, the abundant game in unit 55 has been a destination for Colorado Natives. Elk herds in unit 55 are thriving with many trophy bulls being taken yearly and lots of hunting opportunities right out your back door since the property borders over 1 Million acres of National Forest. Unit 55 is a draw unit for both Deer and Elk tags, Archery season can be drawn yearly for Elk and rifle seasons can be drawn from zero points up to 2 points depending on the year. Gunnison Highlands North sits in the Mecca for Giant Mule Deer, any given year you can turn up bucks from the 190 to 200+ class. Many resident bucks call this place home and as the seasons progress thousands of deer and elk migrate to this area.

Fishing
This property opens the door to several amazing fishing holes within a short drive, I have personally fished Beaver Creek right below the cabin, with every cast providing a hook up on native Brown and Rainbow Trout and vary in size from 8-18. Several other honey holes from Taylor River and Reservoir, to the countless high country lakes that suffice the fisherman with that much Tug therapy.

Trails
While you dont often normally find established trails out in the wilderness, here youll have countless 4x4 trails to choose from right outside your door. Whether its the trail to Almont for fishing on the river, grabbing some dinner and drinks at the local restaurant and bar, or jumping on the One Mile trail on the Taylor River, or taking a day hike to Fossil Ridge Wilderness, just to name a few, you' ll never get tired of the areas left to explore.

If you want to venture beyond your own backyard paradise, theres nearby Crested Butte for some downhill world- famous skiing at Crested Butte Mountain Resort. Or how about water rafting down the Taylor River in Almont? Of course youll have to try some mountain biking at Hartmans in Gunnison. Plus Blue Mesa Reservoir is also fun for boating and fishing.
