Situated in the beautiful, pristine corridor of mesa benches, sandstone canyons, gorgeous natural arches, spires and alcoves with the McInnis Canyons Natural Conservation Area (123,000+/- BLM acres) just minutes away along with the Grand Mesa NF and the Utah state line with thousands of acres of additional BLM lands to enjoy. Ranch elevations are 7000 to 7600.

With 120+/- irrigated/sub-irrigated acres in hay/pasture, several adjudicated springs, ponds (some with trout), domestic well, and approximately 2 miles of seasonal Bieser Creek. Several springs on the ranch have added over 50 GPM of adjudicated spring water to the property. Improvements include: a small modern cabin, shop, equipment barn, stackyard for hay, fenced and cross-fenced for livestock and feed, an excellent road system, and BLM grazing allotment w/ 2000+/- acres that adjoins the deeded.

Recreation and Hunting: Located in Game Management Unit (GMU) 40 - renowned for trophy elk hunting, trophy mule deer, bear, mountain lion, and excellent turkey hunting. Many trophy bulls from the 340 to 400 plus class have been harvested in Unit 40 in recent years. Excellent mule deer hunting with bucks in the 170 to over 200 class. GMU 40 is a total draw unit for big game and Granite Springs Ranch has received landowner voucher tags for both elk and mule deer based on the Landowner Preference Program (LPP) under the Colorado Parks and Wildlife program. Additional recreational opportunities include fishing, hiking, biking, horse trail rides, ATVs, snowmobiling, wildlife viewing, and more.

Conservation Easement: The Granite Springs Ranch is preserving open space by protecting both wildlife habitat and agriculture via a Conservation Easement that encompasses and protects approximately 1666+/- deeded acres of the ranch. This Conservation Easement will allow the property to remain in a substantially undisturbed, natural state, and therefore has significantecological, open space, agricultural, and especially important wildlife habitat value for the Gunnison sage grouse, native Colorado River cutthroat trout, as well as elk, mule deer, bear and other wildlife, important livestock grazing values, and important hunting and other outdoor recreational values, all of which are of great importance to our local communities here on the Western Slope of Colorado. This CE does allow for two (2) residential building envelopes.

Climate: The Area enjoys a typical high desert to alpine climate with over 240 days of sunshine. Average summertime highs reach into the mid to high 80s and in the winter, average lows hover in the high teens. Granite Springs Ranch averages 9 inches of rain and 22 inches of snow per year. The higher elevations above 8,500' average much high snowfall amounts.
