Access
The property is accessed via CR 59 which is a year round county maintained dirt road.

Elevation, Topography, Vegetation
The topography consists of rolling lower ground climbing in elevation to several high points with elevations from about 9,000 ft to 9,800 with mixture of high protein mountain grasses, aspens, bristlecone and ponderosa pines.

Improvements
39 Mile Ranch has several old homestead log cabins, barns, corrals and outbuildings that add lots of character and a nostalgia of days gone by. The property is fully fenced and is in fair to good condition consisting mainly of 4 strand barbed wire and T-post construction.

Water and Power
There are 2 springs on the property that have been historically used for watering livestock and domestic use. The property also qualifies for at least 1 domestic well permit. Power is located at property line on county road.

Hunting
The ranch provides hunting opportunities for mule deer, elk, and pronghorn antelope and access to thousands of acres of national forest in GMU 58. The unit is draw only for all three species. There is also good varmint hunting on the property and national forest. The ranch qualifies for the Landowner Preference Point Program (LPP).
