Land
Situated on top of the ridge with world class views of Cathedral Peak and the West Elk Range, the Cathedral Peak Ranch Retreat has varied, sloped terrain with a creek that runs the entire length of the east side of the property. Youll find varied vegetation with oak brush and aspen groves with seeps throughout the property. The entire east boundary of the property borders the National Forest with over 175,000 more acres to hunt, recreate and explore on. There is a well established trail that goes from the back door of the property directly to National Forest.
Improvements
The Off-Grid, low maintenance cabin can sleep up to 14 with 1056 sf and was built in 1998. The cabin is fully wired for electrical and is run by a gas generator that connects directly to the breaker panel. A propane tank is plumbed to the cabin and provides the 2 wall furnaces for heat. Water is supplied by a cistern and the cabin is 90% plumbed. There is an excellent opportunity for the new owner to build instant sweat equity by installing a solar power and septic system and finishing the plumbing (supply lines and fixtures) in the cabin.
Recreation
Elk and deer can be seen almost every day from the deck on the cabin. Enjoy fishing in the Ranchs stocked pond or a quick drive will take you to the Gold Medal Waters of the Gunnison River, to Crawford Reservoir for Trout, Northern Pike, Crappie, Perch, Bass and Catfish or to Blue Mesa Reservoir for Lake Trout, Perch and Salmon. Black Bears, Mirriams Turkeys, Elk and Mule Deer call this ranch home. Each owner is granted 5 hunting passes for friends or family to hunt the entire 5,000 acre ranch. The North Rim of the Black Canyon of the Gunnison National Park is a short drive from the ranch. The West Elk Wilderness abuts the property, giving you another 175,000 acres of National Forest out your back door to roam, explore and hunt on.
General Operations
This property is located within Cathedral Peak Ranch which is gated and approximately 5,000 acres of +/-40 acre parcels. The covenants allow you to fence in up to 5 acres to keep cattle away from your cabin and/or to fence in your horses. The rest of the land must remain unfenced. You have access to everyone elses land for hunting, hiking, 4-wheeling and recreation. This gives you access and use of about 5,000 acres of private lands, plus the adjoining BLM and National Forest lands. The roads inside the ranch are not maintained in the winter so a tracked vehicle may be necessary to access the property in during the snowy season.

The property is located about an hour and a half from Gunnison and Montrose Airports, 20 minutes from the town of Crawford and abuts 175,000 acres of the West Elk Wilderness across from Gould and Crawford Reservoirs.
