The entire ranch is contiguous. The ranch was purchased in two adjoining legal parcels with about 240 acres and the headquarters 2 homes in one purchase and about 13.77 acres with the caretakers home on the second adjoining place.

WATER: The ranch has excellent water resources, currently irrigating about 200 acres with gravity flow irrigation all gravity flow with no electrical costs! Hat Creek adjudicated water rights via a diversion on Hat Creek. The ranch irrigation system water traverses the ranch helping to provide abundant stock water and wildlife habitat.

There is also a good irrigation well on the northerly side of the property. Originally developed to provide water for specialty crops, the well has not needed to be used for years.

IMPROVEMENTS: The well-maintained property contains two main residences, one sitting only yards away from rising trout on the home pond. REAL ESTATE TAXES & SAVINGS: Most of the ranch, approximately 240 acres, is in the Williamson Act which results in lower real estate taxes - taxes are computed based upon a properties agricultural income rather than assessed on current market value. For instance, RE Taxes in 2020 for the year were a total of $20,969 on the entire ranch. Since most of the ranch is in the Williamson Act the real estate improvements will be reassessed upon the change in ownership but not the land thus, depending upon the allocation of the purchase price to each property and their improvements, the real estate taxes may not change very much.

Redding is the largest city and county seat for Shasta County and is about 70 miles to the west of Hat Creek. Two Redding hospitals as well as a private hospital serve the areas medical needs. Shasta College is located in just about 2 miles towards Redding and offers associate degrees in a variety of fields.
